Land Development Code Issues Assessment
The Issues Assessment provides an overview of the issues identified in Title 14 (the City's current land development regulations), an exploration of the different character areas in the City that the LDC will address, and some background on the different ways land development codes can be organized to better meet local regulatory priorities. Review and comment on the Issues Assessment now through October 21.
Module 1: Zoning Districts and Uses
Module 1 includes information relating to the City's zoning districts and land use regulations. Proposed changes in this draft are intended to better align the zoning district options with the City's comprehensive plan and provide more flexibility for how land can be used, while also incorporating standards to ensure compatibility between new and existing developments.
Module 2: Development Standards
Module 2 includes Subdivision and Development standards. Subdivsion Standards describe the requirements for design and layout of of new subdivisions of land in Bismarck. Development standards deal with how new development must look, and include sections on landscaping, parking, sensitive lands such as steep slopes, design standards outside of Downtown, open space, and other standards. Proposed changes to development standards are intended to improve the quality of development in Bismarck, while changes to the subdivision standards are intended to add detail and specificity to current requirements.
